How far ahead to book a large home in the GTA

The honest answer surprises most people: our homes are typically booked eight to twelve months in advance. Not because of artificial scarcity, but because there are only a handful of homes in the Greater Toronto Area that genuinely sleep twenty people well — and every wedding, reunion and milestone in the region is competing for the same summer Saturdays.

Why the lead time is so long

Two things drive it. First, supply: a home with eight real bedrooms, four bathrooms, multiple kitchens and parking for seven cars is rare, and no amount of demand creates more of them. Second, the calendar: weddings cluster in a handful of months, long weekends carry the group getaways, and school holidays carry the family reunions. When most of the year's demand lands on the same forty or fifty dates, those dates go early.

Couples who book their venue eighteen months out are often surprised that accommodation needs the same runway. The venue and the house should be booked in the same season, not the same quarter.

12+ months out

Peak-season weddings and the largest estates

If your date is a summer Saturday and your party is close to twenty, this is when to lock the home. At this range you have genuine choice across the estates rather than taking what is left.

8 to 12 months out

The normal booking window

Most of our wedding weeks and large group stays are confirmed here. Book the venue and the home together — the week only works if both fit.

4 to 8 months out

Still workable, with flexibility

Mid-week dates, shoulder-season months and mid-size homes are usually available. If your dates are firm and your group is large, expect fewer options — enquire rather than assume.

1 to 4 months out

Smaller groups, off-peak, and cancellations

Homes for eight to twelve guests move on shorter notice, and plans do change — dates reopen. Worth asking even when it feels late.

Under a month

Corporate, relocation and airport stays

Extended-stay and airport bookings run on shorter cycles. A furnished home for a relocation or project rotation can often start within weeks.

Booking early: the trade-off to price in

Booking a year ahead means committing a year ahead. Direct bookings are paid in full and are non-refundable once confirmed, and a refundable security-deposit hold is placed before check-in and released after checkout. That combination is why we recommend travel insurance on every early booking without exception — it costs a fraction of the stay and covers exactly the circumstances a cancellation policy will not.

How far in advance should I book a wedding house in the GTA?

Eight to twelve months ahead for a large estate on a peak-season weekend. Canterra Stays homes are typically booked 8 to 12 months in advance, and the 8-bedroom estates that sleep 20 go first because there are only a handful of them in the region.

How far in advance do large group homes get booked?

The biggest homes are the scarcest. For a group of 16 to 20 on a summer or long-weekend date, 8 to 12 months ahead is realistic. Smaller homes for 8 to 12 guests can often be found 3 to 6 months out, and off-season dates open up further.

Is it too late to book if my wedding is in six months?

Not necessarily, but your options narrow. Mid-week dates, shoulder-season months and slightly smaller homes are usually still available at six months. Enquire with your dates rather than assuming — availability moves, and we can tell you in a day what is genuinely open.

When should I book a corporate or relocation stay?

Longer lead times help but are less critical than for weddings. Two to three months ahead is comfortable for an extended stay; project teams travelling in peak season should aim for four to six.
